A co-living home lives or dies on who's in it. One wrong housemate can empty a house — so we don't simply fill a vacancy and hope. Every applicant views the room and the shared spaces in person, and meets our property manager, so we can check they're right for the household already living there.

The questions everyone asks

We've already thought about it.

Where does everyone park? What stops six strangers turning it into a share house?

They're the first two questions out of almost every owner's mouth — and every prospect's. Fair enough, too: six bedrooms, six bathrooms and six lives under one roof only works if somebody has sat down and worked out the detail. After more than a thousand rooms, we have.

Parking is the one everyone assumes will be a problem, and it rarely is. Not every housemate drives — a good number choose co-living precisely because they're close to work, transport and the things they need. For those who do, the double garage is rented separately at $10 a week per bay. It's a small thing that does two jobs at once: it settles the parking question, and it turns a garage into income rather than storage.

As for the share-house question: nobody moves in on a handshake. Every housemate signs an occupancy agreement and a clear set of house rules from day one — built around cooperation, support and friendship — so expectations are agreed before someone moves in, not argued about afterwards. Common areas are professionally cleaned every fortnight and shared consumables are supplied, because the small things are what turn into the big things. Bills come bundled into one weekly figure, so there's nothing to dispute over a meter. And when someone does move on, the room goes straight back into our live listings and matching process — viewings, a meet with the property manager, and a fit check against the household already there.

None of it is improvised. Every one of those answers is a documented system, run by a team who do nothing else — refined across 1,000+ rooms since 2017, and tightened every time we learned something the hard way so that you don't have to.

That's the whole point of doing this under one roof. You shouldn't have to become an expert in co-living to own one.
