In this in-depth episode, Neil Gibbon delves into the inner workings of the current banking system and explains how it has become broken over time. He begins by outlining how fractional reserve banking allows banks to lend money that they don’t actually have in reserves, which has expanded the money supply over the decades. Neil discusses his experiences trying to withdraw and transfer large sums of cash from banks, and how difficult they are making it for consumers to access physical money. Neil then talks about the enormous amount of money printing that central banks around the world have engaged in since the start of the COVID pandemic. He shares statistics on how over 80% of all US dollars in existence were printed in just an 18 month period from 2020 to 2021. Neil explains how this unprecedented money creation has led directly to the high inflation we are seeing today. Goods that used to cost a certain price are now much more expensive due to the devaluation of currencies as a result of the huge money supply expansion.
The main focus of the episode is on the upcoming shift that is beginning to take place towards central bank digital currencies (CBDCs). Neil warns listeners that this transition will give banks even greater control and surveillance over consumers’ financial lives. He outlines how with a CBDC system, every single transaction a person makes could be tracked, monitored and have additional fees applied. Banks would know people’s entire spending habits down to the smallest purchases. Neil also discusses issues like “de-banking”, where certain individuals in countries like the UK are having their bank accounts closed for political reasons.

Breaking free involves making objective decisions based on future potential rather than past costs. Small strategic changes like selling one deal to buy better cash flowing assets can drastically improve an investor’s position and get them closer to their goals. Knowing when to cut losses is an important skill.

Some of the key areas covered include analyzing housing affordability reports from REIA and other sources to see how WA compares nationally. Neil also looks at stats on population growth, net overseas migration, and how few new homes are being completed each year relative to demand. The current rental vacancy rate of under 1% in Perth is discussed, along with how this is the lowest in the country. With 87,000 new residents last year and only 13,000 new homes completed, it’s clear why the supply shortage exists. Interest rates rises and their impact on affordability are examined. Neil shares that WA households still only need to spend 36.7% of their income on housing costs compared to over 50% in some other states. The opportunity that HMOs provide for affordable rental accommodation is highlighted. With many essential workers now priced out of the private market, HMOs help fill an important gap. Talking with clients and the excitement they feel for HMO and the strategy is something that I will never tire of. Today I am talking with Ric, one of our Gold Coast investors who joined the fold mid 2022. His investment has now been realised as it was a conversion, not a new build, so came to market quite quickly. By January it was fully converted and tenanted. Ric’s initial purchase, sourced through our buyers agency, was a 4 bedroom 2 bathroom house with granny flat, converted to a 5 bedroom 3 bathroom house with granny flat. His current weekly rent at the time of publishing this podcast in June 2023, is $1740 a week.

This week I am giving you a glimpse into my journey. People often ask how I got to where I am as they are keen to get into Property Investment themselves. Recently, the Australian Government announced the upcoming changes to tax concessions for superannuation balances above $3 million, essentially doubling the tax on earnings over $3m. Since then the phone has been ringing alot with people keen to get a better understanding of solutions to this impending change to legislation, even though it will not commence until the 1st of July 2025 and apply from the 25/26 FY onwards. The question is – “Can I purchase a HMO or NDIS positive cashflow investment property using my SMSF” and the answer is YES! We listened and decided to do a bit of digging into the most efficient, smart and beneficial way to achieve this. I have heard of some companies charging $150k or more for this service but in the best interest of the HMO Property Co clients we have found a solution which I explain in this short but value added episode.

2023 is set to be another big year of opportunities. To start, let’s take a look at a market update of what we can expect in 2023 and beyond. This is my view and maybe in contrast to what some of the big guns are predicting. Some of you may know that I started investing in 2017, whilst working FIFO. Investing in HMO (housing of multiple occupation) is where I started. Shared Housing was what was needed – the gap. It is still very much the gap and a significantly growing gap offering market resilient opportunities in Perth right now.
It’s been a busy and dynamic year in the property investing space with Australian’s dealing with inflation, rate hikes, housing shortages, skills shortages, international wars, covid, trade and material shortages and a bunch of other factors. Despite all the variables, we are very lucky here in Western Australia to be named the affordability capital for the last 20 years. The Western Australian economy and finances are among the strongest in the world, the population continues to grow and WA has one of the lowest unemployment rates in the country. No better way to end a year than a recap of all that is 2022 and where we are now so that we can tackle 2023 with insight and power. The federal government’s SDA funding is provided to participants who require a specialist dwelling that reduces their need for person-to-person supports. The Federal Government has committed funding of $700 million per year to SDA for 20 years. It was rolled out in Western Australia in 2018 after an initial launch on the East Coast.
